In this job, a client has bought a buy to let property. This job was to convert an old village shop into a modern desirable living space. The property needed to be brought up to an attractive standard while optimising the cost of the redevelopment. Time is also crucial for the client, so that rental revenue can be achieved quickly. This allow their business plan break-even analysis to be brought forward.

Property before renovation
David Winstanley Ltd., cleared the old property, rebuild the front brick work and rendered the side wall. The electrical wiring within the property was brought up to 17th Edition standard (BS7671:2008 with Amendment 3:2015) including the installation of a new consumer unit.
Our plumber fitted a new combi boiler and the electrician installed extra sockets and down-lighting in the kitchen. In this property, the beams in ceiling where enhanced with hand-floated plaster coving to leave a pleasant lighter feeling. Quite a bit of plastering was required around the property; on ceilings as well as walls.
The carpenter was kept busy: new stairway banister; new doors fitted both inside and out; and new kitchen units were installed once our plumber had re-arranged some pipe work.
